Questions
How did you get my email?

Your email is listed on your public agent or brokerage page. If you'd rather not hear from me, reply "no thanks" and I won't email again.

Where does the data come from?

Public records: the county recorder, the state courts and the county's property records. Every row links back to the record.

How fresh is it?

Each sheet covers the week before. Filings recorded Monday through Sunday arrive the next week.

Is it legal to use?

The filings are public records. How you contact owners is up to you, and you're responsible for the rules that apply, such as do-not-call and foreclosure-contact rules. Nothing here is legal advice.

Do you include phone numbers?

Not today. The sheet has the owner's mailing address from county records.

How is this different from the big lead apps?

It's your county's new filings each week, straight from the record, with a link to check every row. No credits.

Can I cancel?

Yes, anytime. Cancelling stops the next charge.
